Project Description

The former parade ground, now known as Ebrington Square, has been transformed into one of the largest public event spaces on the island of Ireland. The array of remaining buildings at Ebrington reflects the evolution of the site over 180 years and is of great importance to the historic and architectural fabric of the city.

Through the current construction projects, Ebrington will be positioned as a desirable destination for visitors to the city. Regeneration works are progressing well and Ebrington is benefiting from private sector development, fostering a thriving area for business and recreational use for people of the city and region

Ongoing work continues to create and maintain medium-term construction jobs and has to date created new long-term employment in a range of sectors including hotel, restaurants, retail, offices, and creative industries which will continue to increase with the planned investment.

Project Status

Over 350 jobs have been created to date at Ebrington and circa 2,000 jobs are anticipated by 2032 proving Ebrington to be a key contributor to the Citys’ economy.

  • Construction enabling works have now been completed on all existing buildings at Ebrington.
  • Private Sector works to buildings 85, 85A and 117 continue with works to 17 and 71 to start by year end.
  • In conjunction with TEOs Development Partner for the Eastern Development lands (Ebrington Holdings Ltd), SIB have facilitated 2 significant planning approvals for mixed use development on circa 9acres of Brownfield land at Ebrington (>£60M of private sector investment).  Construction has commenced on the first residential development of 48 apartments.
  • Various Civil Engineering projects have been delivered these include the new access road from Limavady Road, new service roads, car parks, storm water attenuation culvert, site wide lighting upgrade, ground remediation, Peace Tree public realm, Central core infrastructure and public realm and various services upgrade works.
  • Nine Phases of marketing have been completed with 18 separate private sector investors identified.  Work is continuing on the completion of various Agreements for Lease in order to secure further private sector investment in line with the Ebrington Development Framework of which the remaining two are at the final stages of agreement
  • Grade A office Building 1 (circa 63,000sq.ft.) and Building 2 (circa 43,000sq.ft.) have been successfully constructed, with final fit out works being undertaken prior to tenant occupation early 2025

SIB Involvement

SIB’s role is as client-side project sponsor on all projects reporting to The Executive Office (TEO). A capital works team of three from SIB was established in 2016 to focus on strategic planning, the disposal of built assets and delivery of all approved Capital projects dissected into three key workstreams:

  1. Capital Works – Buildings & External Works/Infrastructure Works
  2. Asset Disposal
  3. Grade A Office Accommodation
